We’ve recently been made aware of fraudulent letters being sent to homeowners across the country — including our members — claiming to be from the “Home Warranty Division” or similar-sounding organizations. These letters often refer to your mortgage provider by name and attempt to create a false sense of urgency by warning that your home warranty is about to expire.
What You Need to Know
These letters are not from your mortgage lender or any affiliated company.
The goal of the scam is to pressure you into calling a phone number and providing personal or payment information.
Some versions of the letter state, “We are not affiliated with your current mortgage holder” in fine print — this is a red flag.
What the Letters Typically Say
Urge you to call about a “time-sensitive” matter
Claim your home warranty is expiring
Suggest a lapse in coverage could cost you
Imply that action is required immediately to avoid problems
The use of threatening language or artificial deadlines is a common tactic scammers use to get you to act without thinking.
What To Do If You Receive One
Do not respond to the letter or call the number listed.
Do not share any personal, financial, or mortgage-related information.
Shred or recycle the letter to ensure it cannot be reused or misread.
Protect Yourself from Scams
STOP – Be cautious with any communication you don’t recognize.
INSPECT – Read the fine print carefully. Look for disclaimers like “This is not a bill.”
VERIFY – If it claims to be from a company you do business with, contact them directly using a trusted phone number or website.
